Get One Step Closer To Home Ownership

Lease Purchasing is often referred to as renting-to-own and is very different from paying rent. Its purpose is to help people stop throwing their money away on rent. Through this program, we will be crediting a fair amount of your monthly payments towards the purchase price of the home so we can help you build equity by the end of the program.

Our program consists of a 1 year rental agreement alongside a separate purchase option contract with all lease purchase information. At the end of each year, we will meet to discuss how you have performed as a tenant and review progress towards credit/financial repair and ultimately, home purchase. If all goes well, we will renew for another year. Our expectation is for you to purchase the home between years 5 & 7 using whatever mortgage method you want. If you end up needing more time, that's OK. We will work with you as long as your payment history is solid.

- Most of our homes will be fully renovated. Your inspection will take place prior to signing

- 30 Day Maintenance Guarantee after signing

- You can make changes or improvements to the home with approval

- 10% of Purchase Price Due as Deposit (To be paid in full within the 1st Year). Minimum 5% of Purchase Price or 5k (whichever is higher) down at signing, the rest of the deposit can be paid throughout the 1st year.

- Monthly payments will include Taxes and Insurance.

- First month's rent payment due at signing.

- Must provide proof of Income and references

- Criminal background Check ( No Violent and/ or Sex Offenses )

- Pets Ok with Deposit - No Violent Breeds

EXAMPLE LEASE OPTION PURCHASE:

Purchase Price = 150K

Deposit = 10% of Purchase Price = 15k ( 5% ($7,500) due at signing, remaining balance paid throughout the rest of the year.)

Monthly Payment = $1520 ( Includes Taxes & Insurance)

If you are evicted, not renewed, or destroy the property all deposits and equity credits will be lost. This is a serious commitment, so please only proceed if you are confident you can.

An appraisal will be done at time of final purchase to establish current value which will become the final sale price minus previous deposits paid and any all accumulated rent credits .
